What does the buying process look like?

Pre-approval, neighborhood and property analysis, showings, offer and negotiation, inspection and appraisal, underwriting, then close. Evan is with the client every step — no junior agents, no surprise fees.

How do you price my home for sale?

A comparative market analysis based on recent local sales and condition, paired with a pricing strategy aligned to whether the goal is a fast sale or top dollar. Pre-sale repairs, vendors, and staging are coordinated as needed.

Can I roll closing costs into the loan?

Often yes — through lender credits or a slightly adjusted rate. On a refinance, costs can be financed into the loan balance. Both with-credits and without-credits scenarios are shown so the trade-off is visible.

What is a cash-out refinance?

Refinancing for more than is owed, taking the difference as cash. Common uses: home improvements, debt payoff, or investment property purchase. Makes sense when current rates are reasonable and the cash has a productive use.

Do you help with investment properties?

Yes — investor financing including DSCR, conventional investment, and cash-out for portfolio expansion, plus property selection and long-term strategy. Evan is an investor with nearly 25 years of experience.

What if my credit isn't perfect?

It depends on the score and the situation. With 200+ lenders, there is usually a path forward. For complex profiles, a short credit-build plan may be recommended first to reduce loan cost.
